Bad credit home loans: what's genuinely possible
A default, a missed payment history, or a past bankruptcy doesn’t automatically end your home ownership plans — but it does change which lenders will consider you and on what terms. Finedge Finance works with specialist lenders across our 50+ panel who assess the story behind a credit file, not just the score. Here’s an honest picture of how it works.

The basics
How lenders actually see bad credit?
Mainstream lenders assess by policy: certain listings mean no, regardless of context. Specialist lenders assess by story: what happened, how long ago, whether it’s resolved, and what your conduct looks like since. A divorce, an illness, a business that hit a rough patch — these read very differently from chronic missed payments, and the right lender knows the difference. Our job is to put your file in front of the lender whose policy actually fits your history, once, rather than letting multiple knockbacks pile more damage onto your credit file.
Honest expectations
- Specialist lending usually costs more than mainstream lending — how much more depends on how recent and severe the credit events are.
- Deposit expectations are generally higher, and the stronger your deposit, the better the options.
- It’s often a bridge, not a destination: settle now, rebuild your record with clean repayments, then refinance to mainstream terms in a year or two.
- Sometimes the honest advice is to wait six months and fix specific things first. If that’s your situation, we’ll say so — and tell you exactly what to fix.
Your questions
Frequently asked questions
Straight answers to what our clients ask us most.
Can I get a home loan with a default on my file?
Often, yes — especially if the default is paid, explained, or getting older. Size, recency and type all matter, and different specialist lenders draw their lines in different places. The only way to know is to have your actual file assessed — which we do before anything is lodged, so there’s no application damage.
Will applying hurt my credit score further?
How do I improve my position before applying?
Pay out or formally resolve listed defaults where possible, keep every current repayment clean, reduce credit card limits you don’t use, and avoid new credit enquiries. Even three to six months of clean conduct meaningfully changes how lenders read your file.
I was told no by two banks already. Is it over?
No — banks assess by rigid policy, and two bank knockbacks mostly tell us you were in front of the wrong lenders. Bring us the full picture, including the knockbacks, and we’ll tell you plainly whether there’s a realistic path now or a better one in six months.
