Commercial property finance, explained simply
Commercial property finance is lending secured against business premises — offices, warehouses, shopfronts, medical suites and industrial units — whether youʼre buying for your own business or as an investment. Finedge Finance structures commercial property loans across 50+ lenders for business owners and investors across the Hills District and Western Sydney, and manages the whole process from first conversation to settlement.

The basics
What is commercial property finance?
A commercial property loan works differently from a home loan. Lenders look at the property itself, the lease in place (if itʼs tenanted), and the strength of your business or investment income — not just your payslip. Loan terms, deposit requirements and lending criteria vary far more between lenders than they do in residential lending.
That variation is the whole game. Two lenders can look at the same warehouse and the same borrower and come back with completely different answers. Which lender sees your situation, and how the loan is structured — in your name, your company, your trust or your super fund — matters more than any headline number.
Working with us
How Finedge helps
We start with the goal, not the product. Buying your own premises, adding a commercial property to your portfolio, or releasing equity from one you already own — the right structure is different for each.
Structure over rate. We work out the ownership structure, loan term and repayment set-up with you (and your accountant), then take it to the lenders most likely to say yes.
50+ lenders, no allegiance to any of them. Including the commercial specialists most borrowers never hear about.
Somebody always answers. Commercial deals have more moving parts — valuations, leases, lender questions. Nine people sit behind every Finedge file, so you get a same-day reply even when the update is “no news yet”.
We stay after settlement. Commercial loans should be reviewed as your business and the market change — we do that as a matter of course.
Is this you?
Who this is for
Business owners who want to stop paying rent and own the premises they operate from. Investors adding commercial property to a portfolio. Trustees looking at commercial property inside a self- managed super fund (see our SMSF loans page — buying business premises through super is one of the most common strategies we arrange).
Your questions
Frequently asked questions
Straight answers to what our clients ask us most.
Can I buy the premises my business operates from?
Yes — this is called owner-occupier commercial lending, and itʼs one of the most common loans we arrange. Instead of paying rent to a landlord, your payments build equity in a property your business controls. Whether it stacks up depends on your cash flow and plans, and weʼll talk that through honestly before anything is lodged.
How is a commercial loan different from a home loan?
Shorter loan terms are common, deposit requirements are generally higher than for a home, and every lender assesses commercial deals differently. The application is also more involved — which is exactly where a broker who does this every week earns their place.
What can be used as security?
Usually the commercial property itself. In some structures, equity in other property you own can also be used to strengthen the deal or reduce the deposit needed. Weʼll map the options before you commit to anything.
How long does commercial finance take?
Longer than a standard home loan, because valuations and lender assessment are more detailed. The honest answer is “it depends on the property and the lender” — so we set the timeline expectation upfront and keep you, the agent and your solicitor updated at every stage.
